Re:  “Affidavit of Awareness of Homeowners’ Association Regulations” requirement 

Effective 8/2/07 it is a City requirement to receive an Affidavit of Awareness of Homeowners’ Association Regulations for all residential jobs for exterior renovations.  No job will be approved until this form has been submitted.  The affidavit form (#01) can be located in Building Division’s lobby as well as at: 

www.ppines.com/fire/building/fire-getforms.html

A mailing fee will be charged when applicable.


“Owner/Builders and Contractors may schedule inspections online. Owner/Builders may use a PIN number and permit number to use this service. The PIN number is located in the upper right corner of the Building Division Permit Application paperwork, or contact Building Division to obtain the PIN.  Contractors may contact the Building Division to obtain their code. A contractor’s code and permit number are required for contractors to use this service.”

Objectives of the Building Division

  1. Licensing
    Protect resident consumers in Pembroke Pines from unlicensed contractors.
    1. Provide information to homeowners about "Notice of Commencement."
    2. Verify licenses, insurance and registration requirements for contractors as required by State, County and Municipal Code.


  2. Field Inspection
    1. Provide timely inspections.
    2. Comply with mandatory inspection guidelines established by the Board of Rules and Appeals.
    3. Ensure high-quality inspections by maintaining appropriate field inspector workloads (inspections/ day/ inspector).


  3. Incomplete or expired permits
    1. Reduce expired permits.
    2. Verify that permits have been obtained for work covered under the Building Code.


  4. Permit Processing
    1. Maintain acceptable length of time for plan review and permit processing.
