HOW CAN YOU JOIN US?

• You must be 55 years of age or older
• You must be capable of independent living.
• You must qualify by income:
• One person: $16,300.00 – MINIMUM annual income $30,000.00 – MAXIMUM annual income
• Two persons: $18,650.00 – MINIMUM annual income $35,200.00 – MAXIMUM annual income

If you do not meet the above Income criteria a “Personal Guaranty of Lease Form” must be completed and notarized. A copy of the Guarantor’s driver’s license is required.

AT THE TIME OF APPLICATION SUBMISSION, THE FOLLOWING DOCUMENTATION WILL BE REQUIRED:

1. Verification of date of birth (birth certificate, driver’s license, State of Florida I.D. card, or passport.

2. Verification of income (documents that indicate your yearly income such as payroll stubs, tax return or yearly social security benefit statement will be required).

3. You must complete and sign a “Records Background Release” form authorizing a credit check, and provide a processing fee of $30.00 to the City of Pembroke Pines. Payment will be accepted by cash, check, or money order.

Please note that move-in expenses include one month’s security deposit and one month’s rent. Also, when renewing your lease, you will be required to submit a new application and pay the required fees at that time. All fees are subject to change.
