HOW CAN YOU JOIN US?

 

ü     You must be 55 years of age or older or one member of the household must be 55 years of age or older.  No member of the household can be under 55 years of age.

ü      You must be capable of independent living. 

ü      You must qualify by income:
 

·        One person:          $16,300.00 – MINIMUM annual income

·        Married Couple:    $18,650.00 – MINIMUM annual income

 

If you do not meet the above Income criteria and/or your credit score is below 600 a guarantor must be provided.  The following items must be completed by the Guarantor:

 

1)  The attached “Personal Guaranty of Lease Form” must be completed and notarized.

2)  Provide a copy of the Guarantor’s driver’s license.

3)  Guarantor must complete the “Records Background Release” form, and

4)  A $15.00 non-refundable fee is required to process a credit check on the Guarantor.

 

AT THE TIME OF APPLICATION SUBMISSION, THE FOLLOWING DOCUMENTATION WILL BE REQUIRED: 

1.                   Verification of date of birth (birth certificate, driver’s license, State of Florida I.D. card, or passport). 

2.                  Verification of income (documents that indicate your yearly income such as payroll stubs, tax return or yearly social security benefit statement will be required). 

3.                  Each applicant must complete and sign the attached “Records Background Release” form authorizing a credit check, and provide a non-refundable application fee of $50.00 per person to the City of Pembroke Pines. Payment will be accepted by check or money order.

Please note that move-in expenses include one month’s rent plus a security deposit. If you meet the income requirements and your credit score is 600 or higher, the security deposit required will be equaled to one month’s rent.  If you do not meet the income requirements and/or your credit score is below 600 you will be required to pay a security deposit equaled to two months rent.  Also, when renewing your lease, you will be required to submit a new application and pay the required fees at that time.  All fees are subject to change.
