Current Projects

The Planning and Economic Development Department is responsible for processing development applications for all new development projects in addition to redevelopment projects. The goal of this page is to inform the public of current projects under construction or review. This list includes a portion of the numerous projects underway in the City of Pembroke Pines. The City of Pembroke Pines Civic and Cultural Center
  ~Location: South of Pines Boulevard, West of Palm Avenue.
This new 10 acre complex is the future home of Pembroke Pines City Hall and the FRANK Art Gallery. The +/- 175,000 square foot building is designed to be flexible; with the ability to seat 3,500 for a performance, accommodate tradeshows or banquets. The third and fourth floors will host the City's municipal offices. The project is being constructed by Stiles and was designed by Cartaya and Associates. The City estimates completion in the fourth quarter of 2016.

City Center
  ~Location: South of Pines Boulevard, West of Palm Avenue.
The City has contracted with luxury Real Estate Developer, Terra Group develop an +/- 300,000 square foot lifestyle center along Pines Boulevard at the entrance to the City Center  project.  Phase 1 of the project is close to obtaining development approval and  will include retail, entertainment and restaurant uses.

City Center has one multi-family project completed, another under construction and a third project in the planning process. Modera Pembroke Pines was completed in Spring 2015 and consists of 700 Units. Town Pembroke Pines is under construction and will feature 365 units in addition to structured parking. Town is being built by the Related Group. A third residential is being proposed by Terra Group and is in the land use process.

Pembroke Pointe Office Complex
  ~Location: South of Pines Boulevard, West side of SW 145th Avenue
Duke Realty is constructing four environmentally friendly office buildings on the 145th corridor, parallel to Interstate 75. each building will be four stories and approximately 145,000 square feet. Building A is under construction.

  ~Location: North of Pembroke Road, West of Hiatus
Standard Pacific Homes (Now CalAtlantic Homes) is building a gated master planned community consisting of single-family and town home units. The project is spread over +/- 120 acres and will contain approximately 500 units. The project is being developed in three phases.

Altis Pembroke Gardens
  ~Location: South of Pines Boulevard, West side of SW 145th Avenue
Altman development is building a five story, 280 unit complex with structured parking adjacent to the Shop of Pembroke Gardens lifestyle center.

Centra Falls
  ~Location: North of Taft Street, West of Flamingo Road.
Label and Company is constructing 150 luxury town home units featuring distinctive three, four and five bedroom floor plans. The project is being constructed in two phases.

Pembroke Centre
   ~Location: South of Pines Boulevard, West side of SW 145th Avenue
PP Omni Ventures is developing a 40,000 square foot retail center adjacent to the Shops at Pembroke Gardens on the 145th corridor.  The project will feature of a mixture of restaurants and national retailers. The property is being leased by Comras Company with a completion date in early 2016.

IDI Gazely Industrial
  ~Location: North of Sheridan Street,  West of 196th Avenue
The City of Pembroke Pines acquired the 66 acre former Broward County Women's Correctional Institute property in spring of 2013. The City then annexed the parcel and put the property under contract with IDI Gazely with the purpose of developing an 750,000 square foot industrial park. The project is currently in the Land Use phase with an estimated construction start date in winter 2016.
