A building permit is an official approval issued by the City that allows you or your contractor to begin construction, renovation, or improvement work on a property in Pembroke Pines.
Building permits help ensure that all work complies with:
Florida Building Code
Local zoning regulations
Safety standards
These requirements are in place to protect property owners, residents, and the community by ensuring construction is completed safely and correctly.
In Pembroke Pines, a permit is required for most construction and improvement projects,
Generally, projects that involve:
Structural changes
Additions
Renovations
Electrical, plumbing, or mechanical work
Changes to gas lines
Installing fences, windows, doors, or roofing
will require a building permit.
If you hire a contractor, they typically handle the permit process and include the permit cost in their proposal. If you are completing the work yourself, it is your responsibility to apply for the permit.
Some types of work, such as gas line installations or electrical work, may only be performed by licensed professionals.
Permit requirements vary by city and county. In Pembroke Pines, a building permit is required for most types of construction and improvement work — even for projects such as installing a fence.
A permit is generally not required for:
Interior painting
Exterior painting
Flooring replacement (provided the structure is not altered)
If you are unsure whether your project requires a permit, please contact the Building Department before starting work.
Starting work without a required permit may result in penalties, delays, or additional costs.
If you hire a licensed contractor, they typically obtain the permit on your behalf and include the cost in their contract.
If you choose to perform the work yourself (where allowed), you are responsible for applying for and obtaining the permit.
Please note: Certain types of work, such as gas line installation, may only be performed by properly licensed professionals.
Starting work without a required permit may result in:
Stop work orders
Fines or penalties
Delays in your project
Additional costs to correct unpermitted work
Obtaining the proper permit ensures your project is completed safely, legally, and in compliance with City regulations.
