Pembroke Pines Building Department – Online Permit Submittal

The City of Pembroke Pines Building Department is continuously making efforts to provide the public with exceptional solutions and will now be accepting digital submittal of permits for water heater replacements, air conditioning replacements, and residential re-roofs.

In order to utilize this service, you must be a registered contractor with the City of Pembroke Pines. If your information is not up to date or you are not registered with the City, please attach the required information (State License, General Liability, and Workers Compensation insurance) along with your application packet.

Please note: All information must be either typed or neatly printed. Incomplete packets will not be processed.
 

Water Heater Replacement Online Requirements:


  • Complete Cover Sheet
  • Complete Permit Application. Please make sure accurate job cost, gallon capacity of tank, and notarized signatures of both the qualifier and property owner are included
  • Complete Credit Card Authorization Form
  • Notice of Commencement if job costs exceed $2,500

Print out the Water Heater Replacement Packet and Permit Application, scan all of the required information and email them to us.

A/C Replacement Online Requirements:

  • Complete Cover Sheet
  • Complete Permit Application. Please make sure accurate job cost, and notarized signatures of both the qualifier and property owner are included
  • Complete Credit Card Authorization Form
  • Mechanical / Air Conditioning Change Out Form
  • Verification of the equipment’s efficiency
  • Anchoring details (required for residential and commercial replacements)
  • Notice of Commencement if job costs exceed $7,500

***Please Note: The full set of anchoring details must be submitted with each permitting package***   

Print out the Air Conditioning Replacement Packet and Permit Application, scan all of the required information and email them to us.      
 
Residential Re-Roof Online Requirements: 

  • Complete Cover Sheet
  • Complete Permit Application. Please make sure accurate job cost and notarized signatures of both the qualifier and property owner are included
  • Complete Credit Card Authorization Form
  • Notice of Commencement if job costs exceed $2,500
  • Affidavit of Awareness of Homeowners Association (HOA) Form
  • Broward County Asbestos Certificate (Residential)
  • Re-Roof Package
  • Notice of Acceptance (NOA) if applicable

Print out the Re-Roof Packet and Permit Application, scan all of the required information and email them to us.    
  
Submitted applications will be processed in the order in which they are received. The Pembroke Pines Building Department will make every effort to issue your permit within four (4) working days. When completed, we will email a validated copy of the permit and receipt. This copy, along with the original packet that was digitally submitted must be on site at the time of inspections.
