 Building Department will be closed

 on Presidents Day 2/16/2026


  • Permit Submittal fees must be paid at the time of submittal. (Cash not accepted).

  • All checks & money orders must be made out to "The City of Pembroke Pines".
    (Effective Immediately)
  • Updated Cover sheets required, found in Application & Forms.
    (Effective: 3/7/2024)

  • Updated Roofing Forms, found in Application & Forms.
    (Effective Immediately)

  • Updated Windows, Doors, Garage Doors Package, found in Application & Forms.
    (Effective Immediately)

  • Field reports are to be picked up during inspection.
    (Effective Immediately)

  • 2 sets of Construction Plans required for all in-person permit types.
    (Effective Immediately)

  • Florida Building Code 8th Edition (2023).
    (Effective: 1/1/2024)

  • Revisions now require a permit application with additional cost to the job.
    (Effective: 3/7/2024)

  • Online Permit's construction plans must be upload in batch form by trade. All Structural sheets upload in one file. All Mechanical sheets upload in one file. All Electrical sheets upload in one file, All Plumbing sheets upload in one file.

  • Change of Contractor requirements: 
  1. Hold harmless form 
  2. Notification letter to former contractor 
  3. Certified mail receipt
  4. Updated Building Application
  5. Updated NOC (if applicable)

  • Wall signs will only require an electrical final Inspection. Attachments will be inspected at that time.
    (Effective: Immediately for 2024 Permits)

  • Monuments Signs will require foundation, and structural attachments inspections by Building. Final Inspection will be performed by Electrical Inspector.
    (Effective: Immediately for 2024 Permits).

  • Photovoltaic panel attachments will be inspected by Building Inspector. Special Inspection Report for the connections and flashing/waterproofing will be received by the Building Inspector at the time of the Final Inspection.
    (Effective: Immediately for 2025 Permits)

  • After the Fact (ATF) permits will no longer be allowed as Owner/Builder permits. A licensed contractor will be required moving forward.
    (Effective: May 01, 2024)

  • All Roofs require new flashing and counter flashing. (Stucco stop and surface mount types are the only two types allowed)
