Commercial Developments
The City of Pembroke Pines is home to over 10 million square feet of commercial development; with a majority of the City’s development occurring along the Pines Boulevard Corridor.
Shopping Centers
Pembroke Pines is proud to be the premier retail destination in South Florida. The City has over 8 million square feet of retail space spread throughout our 34 square miles. Specifically, the City is home to the Pembroke Lakes Regional Mall with over 1.1 million square feet of gross leasable area and the Shops of Pembroke Gardens, South Florida's first lifestyle center. The City is also home to three Power Center Developments (Westfork Plaza, Pembroke Commons, and Pembroke Crossing) as well as numerous community and neighborhood centers. Industrial Parks
The City of Pembroke Pines has nearly 600,000 square feet of industrial development with an additional 1 million square feet to be developed by 2018. A majority of the properties are located in the northwest corner of the City with access to US 27 and I-75.
The Bergeron Park of Commerce and Industry is a 300-acre commercial and industrial park with zoning of general to limited heavy industrial (M-1, M-3, and M-4). The park has space and land available to meet your need. The park is located on the corner of 196th Avenue and Sheridan Street. Bergeron recently completed a new 170,000-square-foot Distribution Warehouse on their M-1 zoned parcel called the Bergeron Distribution facility. The Chapel Trail trade center and commerce center are part of the Chapel Trail Planned Unit Development (PUD) and are located just east of US 27 and north of Johnson Street. The park is zoned for up to M-2, medium industrial uses, and is home to a wide variety of warehouse and flex space. The Sheridan Palms Business Park is also part of the Chapel Trail PUD and is located at 20900 Sheridan street which is just east of US 27. The park is approximately 10 acres and consists of flex and warehouse space with up to M-2 industrial zoning. The City of Pembroke Pines with a private sector partner, Core 5 Industrial, is redeveloping the former Broward Correctional Institute into a 750,000-square-foot distribution warehouse facility known as the South Florida Distribution Center (SFDC). The City annexed the +/- 60-acre parcel into the City in 2015 and put the property under contract for redevelopment. The project is located off Sheridan Street between 196th Avenue and US 27. The property is currently under construction with the first building being delivered in Fall of 2018. Office Parks
The City of Pembroke Pines has multiple office complexes to meet the need of your business. Recently, Duke Realty completed the first of four 140,000-square-foot environmentally friendly office buildings along I-75. The project, known as Pembroke Pointe is located along 145th Street a road that runs parallel to I-75 providing tremendous exposure for potential users. Numerous national companies have leased space to locate in the new building.
The TPA Group is developing nearly 350,000 square feet of class A office on 12 acres along the 145th street corridor. The project, known as the Edison is anticipated to break ground in the Fall of 2018.
The City is home to two major hospitals, that are part of the Memorial Health Care System. These facilities support a strong medical sector. From the general office to medical uses, Pines has it all.
